Village of Estero Corner
It seems that no matter which direction you drive when you leave Country Creek, you pass a construction site. New neighborhoods, shopping centers, restaurants, and businesses continue to reshape the look of Estero.
Over the next couple of years, two nearby developments will welcome hundreds of new residents. They’ll soon be our newest neighbors—and may change the way many of us shop, dine, and spend time close to home.
Woodfield Estero (U.S. 41 & Coconut Road)
The former Lee Health property at the northwest corner of U.S. 41 and Coconut Road is being transformed into Woodfield Estero, a 46-acre mixed-use community.
When complete, Woodfield will include:
- 600 apartments and town homes
- 82,000 square feet of retail and restaurants
- 260-room hotel
- Medical and professional offices
- Community parks
- Walking-friendly streets and plazas
If you’ve ever visited Mercato in North Naples, you’ll recognize the concept. While Woodfield will be smaller, it’s being designed with the same walkable, mixed-use philosophy where people can live, dine, shop, and gather in one place.
Construction is underway, with the first buildings expected to open in 2027.
Why This Matters
Rather than another sprawling shopping center surrounded by a big parking lot, Woodfield is being designed as a walkable village, where homes, restaurants, offices and parks are connected by sidewalks and public gathering spaces. Parking is intentionally tucked behind buildings, allowing people—not cars—to define the character of the community.
Via Coconut Mixed-Use Development
Another new neighborhood is beginning to take shape on Via Coconut.
The 20-acre Via Coconut development will include:
- 330 apartment homes
- 30,000 square feet of commercial space
- A one-acre public park
- A dog park
- Walking paths
- A fishing pier
Construction there is moving quickly, with completion targeted for late 2026.
Why This Matters
The inclusion of parks, walking trails, a fishing pier, dog park and public gathering spaces suggests the developers are creating a place where people can spend time—not simply live.
The commercial space will also bring additional restaurants and neighborhood services closer to home.
Whether you view Estero’s growth as exciting or challenging (or both), these projects represent the next chapter in our village’s story. They’ll certainly bring more traffic, but they’ll also expand our choices for dining, shopping, recreation, and healthcare. It will be interesting to watch these neighborhoods come to life over the next few years.
